House Washing Auckland: Soft Wash or Water Blasting?

If you've been searching for house washing in Auckland, you've probably come across two options: soft washing and water blasting. From the street they look identical. A tradie, a van, a hose. But the way they work is completely different, and choosing the wrong one for your home can strip paint, damage timber, and leave you with bigger problems than a dirty wall.


Soft washing uses low-pressure water combined with a biodegradable cleaning solution to remove mould, lichen, algae, and grime from exterior surfaces. The water pressure is roughly equivalent to a garden hose. The chemical mix does the heavy lifting, not the force.


The solution typically contains a diluted sodium hypochlorite base, a surfactant to help it cling to vertical surfaces, and a neutraliser for sensitive materials. It's applied, left to dwell for a period of time to break down organic growth at the root, then rinsed off gently.


The key advantage is that it's safe for surfaces that can't handle pressure. That includes:

  • Painted weatherboard (the most common cladding on older Auckland homes)

On concrete tiles, it removes the surface layer, making tiles porous and prone to absorbing moisture. That means lichen and moss return faster and tiles deteriorate more quickly.

Be cautious of prices that are significantly lower than these ranges. House washing chemicals have a real cost, dwell time matters, and correct dilutions matter. A very cheap quote often means the wrong dilution, cutting dwell time short, or using a pressure washer on everything regardless of surface type. The difference shows within a few months when growth comes straight back.
